Fee: 2.5 weeks rent plus VAT (3 weeks inc VAT) no minimum fee
This package includes:
- Production and distribution of promotional materials, to include photographs
- Organising, where appropriate, an initial Energy Performance Certificate (EPC), Gas Safety certificate (GSC), Electrical Inspection Condition Report (EICR), and other legally required certification* and send the tenant all these documents in accordance with the current legislation
- Provision of a ‘To Let’ board
- Arrange a professional clean, if appropriate, before the new tenants move in*
- Promotion of your property on Rightmove, Zoopla, OnTheMarket & Prime Location, as well as our own website fosterandcoestateagents.co.uk
- Accompanied viewing service
- Completion of comprehensive right to rent, credit, landlord and income checks on prospective tenants, for which we employ a third-party specialist
- Collection of an appropriate deposit, which is logged in our client account and protected by the Client Money Protection Scheme
- Registration of the deposit with TDS (Tenancy Deposit Scheme) in accordance with the current legislation
- Collection of the first month’s rent, with subsequent payments to be paid directly to you
- Arrange an Inventory & Schedule of Condition report for you to use as the basis for comparison when the tenant vacates*
- We Inform utility providers through a third party database of the change in tenants moving in

- Set-up fee for each new tenancy including preparation of assured tenancy agreement (AST) £350 plus VAT (£420 inc VAT)
- Electrical Inspection Condition Report (EICR) from £150 plus VAT (£180 inc VAT)
- Check Out and Schedule of Condition report from £45 (no VAT)
This service involves marketing the property until a suitable tenant is found. Carrying out the comprehensive and impartial referencing via an independent company, arranging for the Energy Performance Certificate, if applicable, Gas safety certificate (if applicable), electrical inspection condition report (EICR), if applicable, arranging the full Inventory and Schedule of Condition report, preparing the tenancy agreement, collecting one month’s rent in advance together with a security deposit, equal five weeks rent, forwarding the initial rent payment with full statement to the landlord and registering the tenants deposit with a Tenancy Deposit Scheme and providing the tenant with the appropriate certificates as per current legislation.
